Subject: ISSUANCE OF PERMITS
All Unit Owners,
The SHCA Board has determined that recent events require the implementation of a new policy to ensure the safety of the residents and the properties of the Association.
Effective immediately, no permits will be issued by the New Jersey Dept. of Community Affairs (DCA), the enforcing agency of the N.J. Uniform Construction Codes in the Borough of Glen Gardner (see ordinance § 72-1), without a written notice of approval from the Association. Approvals will only be issued to Unit Owners of record. Contractors are not permitted on-site without contacting the office (see Rules and Regulations – “Contractors”).
A Construction Code permit is required for, but not limited to, the replacement of or modification(s) to the following:
· Water Heater
· Electrical, plumbing and HVAC systems
· Furnace
· Any modification(s) to interior space
· A/C Components
· Any work affecting fire safety
Permits may only be obtained at:

Upon review and approval, a written notice will be issued for you to provide the Dept. of Community Affairs (DCA) along with your application for a permit. Upon being issued a permit, a copy is to be immediately provided to the Property Mgr. The issuing of a permit and the final inspection and approval by the appropriate code official(s) must be completed in order to be in compliance with this policy.

All residents must follow the Spruce Hills Condominium Association By-Laws. Only a few of the Rules & Regulations are listed on this page. For a complete listing, please refer to the Spruce Hills Condominium Association By-Laws. Copies of the By-Laws may be obtained from the Spruce Hills Condominium Association office for a fee.
All garbage must be disposed of in the dumpsters.
Recycling must be separated from garbage and placed in the proper receptacle.
Vehicle Limitations:
Due to the limits on available parking spaces, the Association reserves the right to restrict the number of motor vehicles registered to any specific Unit.
a. Units occupied by up to (2) licensed operators are limited to (2) vehicles kept outside of a garage.
b. Units occupied by (3) or more licensed operators are limited to (3) vehicles kept outside of a garage.
The SHCA Board of Trustees, at its discretion, may approve limited exemptions to these vehicle limits.
